| Location: | The United States, with an emphasis on the West. |
| Value: | The larger the better$5,000,000 minimum |
| Lease length: | Prefer 20-25 years; we may consider shorter leases if there is a high land residual and/or the existing rental is below market. We can consider unsubordinated land leases of any length up to 99 years. |
| Return on Investment: | Varies, depending upon the type and length of lease, credit of the tenant, location and current market cap rates. |
| Credit: | Preference is for investment grade tenants with net worth in excess of $100 million; however, we will consider high performance companies with lower ratings, as well as strong privately held entities. |
| Specialty: | Portfolio acquisitions, industrial real estate and headquarter office complexes up to $500 million. |
| Flexibility: | The financial structure for any purchase would be "tailored to" the seller's needs. It could be all cash, cash to existing favorable financing, a deferred sale, master lease, a joint venture, convertible loan, bargain sale, trade, or other type of beneficial transaction. |
